New green space and enhancing the River Flit
Our proposals will unlock significant green space for the community to use and enjoy, both on the main development site, and on the west side of the M1, with a package of landscaping and BNG measures which will connect to the local network of recreational routes.
We will deliver a net gain in biodiversity of over 10% which includes over 36 hectares of accessible wildflower and meadow grassland and 14.5 hectares of new woodland.
Around ten kilometres of new permissive paths, Public Rights of Way (PRoWs), cycle paths and footpaths will combine to improve local access to the Icknield Way and green spaces.
As part of our wide-ranging package of environmental improvements, we are proposing to deliver enhancements to the River Flit running through and adjacent to our site. We intend to enhance the river’s role as a corridor for wildlife by improving habitats, providing management, and focusing on local targets provided by Central Bedfordshire’s Local Nature Recovery Strategy (LNRS).
We would like to thank everyone who provided feedback during our consultation between 16th April to 6th May 2026. We sought ideas for incorporating features such as public art, signage and places to pause within the new community space and all feedback will be carefully considered by the design team to help shape our final proposals before we submit an outline planning application later this year.

- Delivering new charging infrastructure for eHGVs at the proposed expansion for HGV parking at Toddington Southbound Services to support the industry’s decarbonisation objectives
- Identifying and promoting opportunities to deliver new public transport connections that service Toddington Park and wider communities
- A climate resilient development which is futureproofed to respond to changes in weather patterns and resource use
